FAST FACTS

The Lowcountry Housing Trust is a regional non-profit organization established to provide a dedicated ongoing source of funding for the production and preservation of affordable housing, and to actively work to encourage and implement policies that reduce unnecessary regulatory barriers to such production in Berkeley, Charleston, and Dorchester counties.

Organization

  • Formed in 2004 as the Charleston Housing Trust (CHT); SC 501(c)(3)
  • In 2005, recognizing that affordable housing was a broad issue that needed to be addressed regionally the Board of Directors unanimously approved the renaming of CHT to the Lowcountry Housing Trust (LHT)
  • In 2007, LHT was certified by the U.S. Department of Treasury as a Community Development Finance Institution (CDFI)
  • LHT is governed by an independent Board of Directors representing a diverse membership and expertise from a variety of public and private sectors; including the for-profit, non-profit development, affordable housing, housing counseling, state housing finance, community development lending, banking, engineering, architecture, government programs, mortgaging banking, real estate, and marketing sectors.

Governance

  • 20 Members of Board of Directors
  • The Board consists of the following working committees: Application Review, Executive, Finance, Funding, Incentives, Marketing, and Programs. These committees meet frequently throughout the year.
  • The full Board meets the first Wednesday of every other month.

Fundraising Highlights

  • By the end of 2008, more than $3M in funding secured to provide LHT financing products for affordable housing developments.

Key Numbers

  • Since inception, LHT has been able to put over $3,200,000 in community development financing into the tri-county region.
  • Through a variety of loans, incentives, gap financing, “soft” subordinate mortgages, and development services, LHT has assisted in financing the development of more than 500 affordable housing units representing $100M in local community development investments.
